What is a Homebuyer Report?

A  Homebuyer Report is a survey carried out, often at the time of purchasing a house, which looks at the overall structure and condition of a property. It is less comprehensive than a Building Survey but more comprehensive than a simple Valuation or home condition survey.

A RICS Level 2 Survey (which can be either with or without a valuation) is often referred to as a Homebuyer Survey, but it can only be carried out by a RICS registered Surveyor. If you are looking for a RICS level 2 survey, you will need to check that the Surveyor you select has the appropriate qualifications and accreditations.

What are the benefits of a Homebuyer Report?

A Homebuyer report is typically carried out to aid a purchaser make an informed decision before buying a house. It also helps to identify any areas that may need remedial work or maintenance in the future.

What other types of Survey are there?

If your prospective new home is an old building or one that is in need of refurbishment, then instead of a Homebuyer Report (Level 2) you may wish to consider getting a full Building Survey (Level 3) which is a more comprehensive report.

Your Building Society or Finance provider may commission a Valuation report.  This slimmed down report can be very useful but it should be noted that it is produced more for the lender, rather than the purchaser, and may not necessarily contain the detail that you require.

If you want to find out which type of survey might be appropriate for your property, please have a look at our information page on the differences between surveys to find out .

What do our customers say about our surveyors?

Everyone who requests an estimate from the website is asked for their feedback on how the website operated, and also on the Supplier they chose.  Some of their comments can be seen below.

I used Phil Morley as he phoned me following my enquiry...your website was easy to use and Phil has been most helpful and done a homebuyers report........thank you.
Margaret, Mablethorpe, Lincolnshire
I used Martin Tate at E-surve. I had a verbal report from Martin as soon as he had done the survey, and have just received my very impressive report. I cannot fault the service, it was a good price, very well done and a friendly professional service. Thank you very much
Elaine from Melton Mowbray
We found the website extremely helpful, we eventually chose Midland Property Survey, Warren Gill MCIOB MRICS. We found the full house survey at a very competitive price and the survey produced was extremely precise with pictures of any queries on property etc., not just a housebuyers survey but a full property survey. I would recommend anyone buying have this full survey done and it does not cost that much more. If you do not have survey done and a problem occurs in the future after your purchase Insurance company may say it could be a pre-existing condition and would have been picked up on a full house survey. Again would recommend Mr Gill with no hesitation both for service and value for money. Regards
Michael from Wolverhampton, West Midlands.
The website was easy enough to navigate; promptly got some recommendations, varying in price and product, e.g., one of the much cheaper ones doesn't include photos in their reports. I also got a few 'cold calls/mails' which I'm generally wary of, but that's not the website's fault. I got an appointment quite quickly. Les carried out the survey as agreed, no delays. The report - complete with photos - was prepared diligently and delivered on time. He always replied to my mails promptly, and afterwards was readily available to advise on a few issues noted in the survey. Also his fees were very reasonable. I would certainly recommend and his services again and would recommend. I would however point out that Les is a qualified building surveyor, but not a valuer so he does not do valuations, only surveys.

Helped me pick a RICS qualified surveyor from near where the house is, and allowed me to compare prices. Made it much easier to choose and helped me to understand the service offered. RICs uses a standard template for reports so this produces greater consistency in the way reports are presented. They also all use traffic light system to identify riskiest repairs/areas of concern.
Donna, Upton, Cheshire
Excellent service and very comprehensive report I do not usually provide company feedback, but felt compelled to do so given the quality of work and service received. The report covered every bit of detail required for us to make an informed and correct decision. My Solicitor stated it was the best survey they had seen and will now be recommending Melanie and the Survey company to their clients in the future.
Ian, St. Albans
The service was excellent. They provided a very competitive quote, and were helpful and professional throughout. I wanted to undertake some alterations to the property I was hoping to purchase and the surveyor agreed to meet me at the property towards the end of the survey to verbally discuss issues arising from the survey and the feasibility of what I was planning to do. This was invaluable help and much appreciated. The few points I wanted further clarification on after the survey was produced were answered fully and promptly. I would strongly recommend this firm
