We will then instantly provide a number of estimates from different suppliers together with their contact details. You will be able to contact them quickly and efficiently. There is no intermediary.

Conveyancing

Please note that any stamp duty costs assume that you are not a first time buyer. These prices assume that that the property is not a new build. New build properties may incur additional charges. Please discuss this with the Conveyancer you choose to appoint.

Identifying the cost of conveyancing can be quite difficult as some transactions are more complex than others. Using this website will instantly give you an initial set of estimated fees together with the associated contact details. You will then be able to talk directly to experts and obtain more detailed quotations to address your requirement. There is no middle man. Using this website is free and it will not commit you to placing an order with any of the suppliers listed.

Conveyancing for a typical property will cost somewhere between £500 and £1500 for a purchase and sale (less for a single transaction). It breaks down essentially into two parts; what you pay the conveyancer (or solicitor) and what you pay in the way of disbursements (payments to third parties, paid on your behalf). These can be along the following lines:

Conveyancer’s basic fee to sell a property £250 to £1000.
Conveyancer’s basic fee to buy a property £250 to £1000.
Conveyancer’s extra fees for leasehold £50 to £200.
Land Registry office report copies approx £5.
Land Registry fee if you are selling, approx £50 to £500.
Local Authority searches if you are buying, approx £100 to £200.

For some situations further disbursements may be applicable:

Mortgage money transfer fee approx £30.
Chancel repair liability search.
Drainage search.
Environmental searches.
Location specific local searches (mining etc).

If a lot of negotiation is required between sellers and buyers and subsequently the conveyancer needs to produce a lot of associated correspondence then this may also result in extra costs.

The other cost not included in the above is stamp duty which must be paid by the buyer and will be somewhere between zero and 5% of the property value. For current rates see the Inland Revenue website www.hmrc.gov.uk

The estimates produced on Local Surveyors are not quotations. They will give you an indication of the likely cost of the Conveyancers fee for an average house with no complications.
Estimates are inclusive of VAT where the Conveyancer is VAT registered.
Estimates should not be binding in any way.

Your next step is to make contact with one or more conveyancers, discuss your requirement in more detail and obtain an itemised quotation. Before placing an order with a supplier you should ensure that they have adequate qualifications, experience, insurance and registrations.

Please note that the suppliers (members) listed on Local Surveyors Direct do not pay commission to Local Surveyors Direct for any orders that may come about as a result of being listed on this the website. Suppliers pay advertising fees to be listed. These fees are of the order of a few pounds per lead. Local Surveyors Direct produces lists of suppliers who will hopefully be able to help you but Local Surveyors Direct does not make any recommendations about any particular potential supplier.

Other price comparisions available on Local Surveyors Direct include Energy Performance Certificates (EPC)Floor PlansEstate AgentsBuilding Surveys etc.
