Landholdings generally can be thought of as registered or unregistered. In the case of registered land the boundaries are defined by the Land Registry title plan however it should be noted that the Land Registry only records their interpretation of the boundary descriptions found in the pre-registration conveyance deeds. At the bottom of the Title Plan will be the phrase ‘Land Registry can only record their interpretation of the boundaries descriptions that they find in the pre-registration conveyance deeds’.In the case of unregistered land the boundaries are defined in the earliest conveyance deed or transfer deed relating to the land in question. In other words, well drawn up maps just do not exist with boundaries defined down to an accuracy of a few millimeters.
