What We Provide
RICS Level 2 Home Surveys
The RICS Level 2 Home Survey is our most popular type of survey and is suited to most traditionally constructed houses, apartments and bungalows.
Our Homebuyer Reports provide you with clear and thorough information on the internal and external condition of a property. We use an easy to follow traffic light system which provides each element of the property with either a Green, Amber or Red rating depending on the urgency of the repairs required to help you make informed decisions.
We are happy to go through the findings of the survey with a phone call discussion after the survey to address any particular concerns you may have had.

Whats included in a Homebuyer Report?
• ‘Traffic light’ ratings of the condition of different parts of the building, services, garage and outbuildings.
• A summary of the risks to building including damp, rot, structural cracking and more.
• Guarantees, planning and building control matters for your legal advisor.
• Information on repairs and ongoing maintenance.
• Serious issues that need to be further investigated by for example, a structural engineer, to avoid significant damage or loss.
For an additional fee, we can provide you with a current Market Valuation of your property. We will provide you with a professional opinion on your agreed purchase price to help you make an informed decision.
Damp Surveys
A damp survey is a specific type of survey where our surveyor will inspect a property to see if there are any damp issues present in the building.
The surveyor will check the property for signs of dampness, the amount of damage that the dampness has caused as well as the remedial action required to restore the property to a good condition.
The surveyor will use specific tools as part of the survey such as a damp meter to measure the levels of moisture inside the inner walls of the property.
Depending on where the dampness is found the surveyor will be able to assess if you have rising damp, condensation or penetrating damp.
Only by following an accurate assessment of the problem from a surveyor can the next steps to treating the damp problem be identified.
Help To Buy Valuations
If you have used the Help To Buy scheme and are now in a position to sell your home, remortgage, or start repaying your loan, then you need to get an RICS regulated valuation.
An RICS valuation is needed in order to work out the amount of deposit which should be repaid. HomeView Surveyors carry out Help To Buy Valuations that follow the exact requirements of the scheme and inspect the inside and outside of the property.
It is important to remember that the valuation is only valid for 3 months. After 3 months, there is a two-week opportunity for you to request an updated “desktop” valuation which will extend your valuation for a further 3 months. After those 2 weeks, the Scheme will require a re-inspection.
What criteria must be met?
You MUST hire a RICS regulated independent valuer to carry out the valuation:
The valuer must be registered with the RICS and be independent to an estate agent.
They cannot be related to you.
The chartered valuer must provide at the least ‘3 comparable properties and sale prices’.
Those properties must be like-for-like, with regards to property type, size, and age, and must be within a 2-mile radius of your own property.
Valuations carried out for bank or mortgage purposes will NOT be accepted.
The chartered valuer must inspect the property interior and provide a full valuation report [not a survey].
The Valuation Report needs to be presented be on headed paper, signed by a RICS surveyor, dated, and addressed to the appropriate association.
