An Energy Performance Certificate shows the official energy efficiency rating of a property. It is against the law to market your property without an EPC.
Energy Performances Certificates tell owners/potential buyers and tenants about the energy efficiency of a home and how it can be improved. The EPC provides two separate ratings to indicate the overall efficiency of the property and the associated CO2 impact. It will also give information about the Green Deal.
The EPC includes a recommendation report which includes advice and suggestions on improvements you could make to save money and energy. The certificate also shows the rating that could be achieved if all the recommendations are followed. In the case of new homes, the recommendation report will be shorter as most money-saving improvements will have already been included in the design. The EPC it is valid for 10 years.
During the survey the complete set of dimensions for the property will be taken to determine the floor plan area. The Qualified Domestic Energy Assessor will require access to all rooms, radiators, glazing and lighting. Also required is a visual inspection of the loft space to establish the type of roof insulation used. Secondary heating and water systems will also be identified and supporting pictures will be taken.
