Building Survey. Fully comprehensive report, useful if you are considering the purchase of an old building or one where you anticipate that there may be problems.
Homebuyer Report (previously called a Homebuyer Survey). A good middle of the road report, suitable for modern properties where you do not anticipate any major problems.
Valuation Survey. A minimal report concentrating mainly on value. Usually arranged by your finance provider. Also used for Probate, Divorce or a sale within the family.
Electrical Report. May be needed but should not be ordered unless you feel it is necessary.
Structural Inspection. Only needed if you feel you may have problems with the structure of the building. Uneven door frames or window frames, significant cracks in walls, sagging in the roof line etc.
Asbestos Report. Possibly should be considered if the building is pre 1990 and you are concerned about any products in the property that may contain asbestos.
Drainage Report. Do the drains need checking?
Arboricultural Survey. Do you have any major trees that need to be surveyed with reference to their health or to find out more about them?
Architectural Design. If you are considering carrying out major alterations once the purchase is completed, it may be prudent to first get some opinions from an Architect, Surveyor or Drawing Technician about what the possibilities are.
Conveyancing. Find someone to sort out all the legal paperwork.
Mortgage Broker. Get a list of Mortgage Brokers who can help you get the best deal.
