A mortgage on a house will probably be the biggest expenditure that you will ever have in your whole lifetime.  The monthly payments will be considerable and added up over quite a few years the total amount will end up being so large you will probably never want to even think about it.  On the plus side owning your own home has a lot of advantages over renting and this is why everyone takes a big breath and then takes the plunge (provided they are reasonably certain that they will be able to keep up their repayments).

Most mortgages for a family home would be provided by a Bank or a Building Society.  Before choosing a provider it is well worth shopping around and speaking to as many people as possible.  You can approach all your local High Street Banks and Building Societies directly and find out what they offer.  This may or may not be as straight forward as you would expect.  The other possibility is to consider using the services of a Mortgage Broker who hopefully will be able to assess your situation and then match you up with a provider with a deal that is likely to best meet your circumstances.  Please be aware that Mortgage Brokers usually operaterate on a commission basis and if a mortgage is completed by them they will claim a fee for the cost of running their business.  This fee is usually paid by the mortgage provider.   This should be straight forward but different mortgages will attract different fees for the Broker.  Hopefully the Broker will give you good advice but you must be aware that the Broker may be inclined to offer one particular product rather than another, based on what fee he or she gets in return.  In addition to asking what fees you will be expected to pay and what rate of interest, you should also ask the Broker to tell you what fees he or she will be claiming back from the mortgage provider. 

Working out the real long term cost of a mortgage is not straight forward but by spending a bit of time it will never the less be possible for you to work it out and then make judgements about the suitability of different choices.  Read everything you are given and do not allow yourself to be rushed.  Consider also getting help from a relative or a very close friend who you feel may be able to help.  Keep in mind that people in the finance industry (Mortgage Brokers, Independent Financial Advisers, anyone working in a Bank or a Building Society) will be able to give you choices but you should never rely on them completely for advice.  You will then need to look at your options carefully, work out the costs, and then figure out the choice that is best for you.
