Identifying the cost of conveyancing can be quite difficult as some transactions are more complex than others.  Using this website will give you instantly an initial set of estimates together with the associated contact details.  You will then be able to talk directly to experts and obtain more detailed quotations to address your requirement.  There is no middle man.  Using this website is free and it will not commit you to placing an order with any of the suppliers listed.

The cost of conveyancing for a typical property will cost somewhere between £500 and £1500 for a purchase and sale (less for a single transaction).  It breaks down essentially into two parts; what you pay the conveyancer (or solicitor) and what you pay in the way of disbursements (payments to third parties, paid on your behalf).  These cost can be along the following lines:

Conveyancer’s basic fee to sell a property £250 to £1000.
Conveyancer’s basic fee to buy a property £250 to £1000.
Conveyancer’s extra fees for leasehold £50 to £200.
Land Registry office report copies approx £5.
Land Registry fee if you are selling, approx £50 to £500.
Local Authority searches if you are buying, approx £100 to £200.

For some situations further disbursements may be applicable:

Mortgage money transfer fee approx £30.
Chancel repair liability search.
Drainage search.
Environmental searches.
Location specific local searches (mining etc).

If a lot of negotiation is required between sellers and buyers and subsequently the conveyancer needs to produce a lot of associated correspondence then this may also result in extra costs.
